Our Process
1. Initial meeting – Dream/Design and managing budgets.
When a client contacts us for the first time, our initial meeting is an important one. You’re looking to see if 3P is a good fit for you and we are also looking to find out if you are right for us. We will be asking questions like: what are you hoping to accomplish with your reno? What is your budget? In order for us to manage your renovation well we need to ensure you get the most value out of every renovation dollar you spend. Once we know what we are working with, we can offer advice and steer you in the right direction.
We will also ask you to dream about all the ways you would renovate if money was not an option. This way we can see the big picture and determine how your real world budget can be put to best use.
2. Reality check, Design and Planning
After the initial meeting we will send you an estimate. This estimate is a high-level summary including all the items we discussed in the initial meeting. This estimate clearly lays out every cost associated with your renovation. Our goal is to itemize all areas of the project so our clients can see the estimated cost of each and make informed choices. At this point we either add or remove items in the renovation estimate as per your requests. Once the scope of work and budget are agreed to, contracts can be signed, and we can move forward to the planning phase of the project.
To have a successful renovation we all need to have a solid plan in place prior to the start of any demolition or construction tasks. Rushing into a renovation can cause delays and result in expensive mistakes. Sometimes, the building materials used to complete your renovation are not always on the shelf (ie. millwork). This can result in a 4-8 week delay if materials don’t arive onsite when they are required. We work to ensure these items are chosen and ordered prior to construction. This is essential for the stress free process.
Once we have a final design, and items are all ordered, we can put a scheduling plan in place and set a start date for construction.
3. Construction and Demolition
This is the muscle and bones of the renovation process. Demolition starts and we get to discover exatley what we are working with. A variety of trades people will visit the site to ensure all planned items can be achieved and that no “surprises” have been discovered behind that drywall or under that floor.
Construction begins once all plans have been confirmed. Subtrades will start installing their rough-ins. We ensure your jobsite is clean, as a clean site is a safe site and allows our trades to work efficiently. There maybe some hiccups along the way, but we pride ourselves in communicating openly with our clients. We want you to know and understand your options in the event of a renovation challenge. You will always be part of the discussion for any changes that may need to be made. After all it is your money that we are managing.
4. Finishing
We do a final walkthrough with our clients once the trades have finished their work. We check every detail, making sure nothing was missed and that all deficiencies have been dealt with.
Getting to the finish line is always a great feeling whether it is a big “reveal” or you have been able to watch your project progress each day.We love to see the excitement on our clients faces and hear stories about how you are living in your newly renoavated home.
